Terms and Proceedures - A Guide
The Planning Phase
Concept Drawings. - Preliminary plans are required showing approximate dimensions and a description of it's proposed use. This can come from your own architect or draughtsperson. If your imput here is of sufficient detail the we are able to give you an estimate of the costs of the Frame.
Preliminary Frame Design. - We work with given imformation to form a 'Preliminary Frame Design'. This work is charged at an hourly rate.
Quotation. - Upon your approval of the Frame Design we prepare a Quotation
Engineer's Certificate. - Upon your acceptance of our quotation we submit the Frame Drawings to our Structural Engineer to obtain approval and certification of the design. The cost for this is in the region of $500(ex.GST).
Building Consent Application
Upon obtaining the Engineer's certificate, additional drawings will
need preparation to obtain a building consent. These include a site plan,
elevations, cross- sections and cladding / roofing details. You will also
need plans for drainage and plumbing and electrical wiring for the purpose
of obtaining the relevant quotes. We can do this work for you which is
charged at an hourly rate or you may prefer to use an architect or local
draughtsperson.
The Production Phase. Workshop Drawings We prepare a set of Workshop Drawings which enables us to form a detailed Cutting List. Order Timber Before we order the timber to be sawn, we require a payment of 30% of the quoted price .We can order the timber at an earlier stage in the process but it is advisable to wait upon the issue of the Building Consent.
Work Schedule.- As soon as the milling of the timber has commenced we can provide you with planned dates for frame manufacture and subsequent assembly on your site.
Workshop Carpentry pt. 1
Upon receipt of your timber from the sawmill we require a further payment of 30% of the quoted price and will begin to manufacture the Frame.
